Questions I'd ask before making an offer
Most neighborhood pages say "desirable" and stop. I'd rather give you the questions, because Stanwick Glen is a few different kinds of home on streets that can look alike from the car.
What era is the house from?
Stanwick Glen isn't one era. The five homes that sold were built in 1967, 1972, 1996, 2005 and 2006. The four now for sale were built in 1977, 1984, 2000 and 2016, and one pending sale dates to 2001. Older Moorestown homes from this period are often colonials, center-hall colonials and quad-levels, which are split-level layouts with half flights of stairs between living areas. They can feel very different inside even when they look alike outside. Walk any house with your own furniture in mind.
How far is it, really, from the schools?
It depends on the street. Check the walk or drive from the exact address to William Allen Middle School and Moorestown High School instead of trusting a neighborhood name.
How far is Main Street?
Parts of the neighborhood are roughly a mile from Main Street. Measure from the house you're looking at. If walking to coffee matters to you, the Main Street guide shows what that area costs.
Is there a newer-construction pocket?
Yes. Three of the five homes that sold were built in 1996 or later, and one current listing sits on about two acres bordering the Swedes Run open space preserve. Lots in the five sales ran from 0.6 to 0.85 acre. Homes listed now range from under half an acre to nearly seven. Don't compare a 1960s colonial with a newer estate without looking at the house itself.
What will it cost to own?
Moorestown property taxes are significant. Ask to see the tax bill on any house before you fall in love with it.
The five sales
Price per square foot ranged from $169 to $423. The 10,924 square foot home took 374 days and sold at about 67% of its list price, which pulls the averages around. The two that sold fastest, in 6 and 9 days, were the smallest of the five.
| Year built | Size, sq ft | Sold for | Per sq ft | Of list price | Days on market |
|---|---|---|---|---|---|
| 1967 | 3,667 | $1,150,000 | $314 | 100.0% | 277 |
| 1972 | 2,785 | $1,100,000 | $395 | 104.8% | 6 |
| 1996 | 3,049 | $1,290,000 | $423 | 101.2% | 9 |
| 2005 | 10,924 | $1,850,000 | $169 | 67.3% | 374 |
| 2006 | 4,495 | $1,590,000 | $354 | 99.7% | 39 |
Median sold price $1,290,000. Median days on market 39. Three of the five sold at or above asking. Five sales is a small sample, so read this as a snapshot, not a trend. For the whole town, see the live Moorestown market report.
Who it fits
Families who want a larger home on a good lot and are comfortable in the $1 million-plus range. At these prices, compare the specific house, not the neighborhood name.
