If you've started looking at Cherry Hill homes for sale, you've probably heard people talk about "East" and "West." One of the questions Google shows most often about our town is simply, "Is Cherry Hill East or West nicer?" I'm Jerry Mac with Keller Williams Realty, and after 23 years selling homes here, my honest answer is this: neither side is better. They're different, and the right one depends on what you want in a home and a location.

Here's what "East" and "West" really mean, and how to decide which part of Cherry Hill fits you.

What Do "Cherry Hill East" and "Cherry Hill West" Mean?

Most of the time, locals are talking about the township's two main public high schools, Cherry Hill High School East and Cherry Hill High School West, and the parts of town that attend each one. Over the years, people started using "East side" and "West side" as shorthand for those areas.

Two important things to know:

  • Zip codes don't line up neatly with school zones. Cherry Hill uses 08002, 08003 and 08034, but school attendance is set by the district, street by street.
  • Always verify an address. Before you buy, confirm which schools serve a specific home directly with Cherry Hill Public Schools. Boundaries can change, and a listing description isn't a guarantee.

The East Side of Cherry Hill

The eastern side of town, much of it in the 08003 zip code, runs toward Voorhees and Marlton. High School East is on Kresson Road.

  • Homes: Many neighborhoods here were built a bit later, in the 1960s through the 1980s, so you'll see more larger colonials and bi-levels, bigger lots in some sections, and a number of townhouse communities.
  • Getting around: Easy access to Route 70, I-295 and Route 73. The Woodcrest PATCO station is on this side of town, with a large park-and-ride lot.
  • Price range: In general, the East side has more homes at mid-to-upper price points, though you can find everything from condos to larger single-family homes.

The West Side of Cherry Hill

The western side of town, including much of 08002 and parts of 08034, sits closer to Pennsauken, Haddonfield and the Philadelphia bridges. High School West is on Chapel Avenue.

  • Homes: Many of Cherry Hill's older post-war neighborhoods are here, with classic ranches, Cape Cods, split-levels and colonials on established streets.
  • Getting around: Closer to Philadelphia, Cherry Hill Mall, Route 38 and Cooper River Park, with the Ashland PATCO station and the Cherry Hill NJ Transit rail stop nearby.
  • Price range: The West side often has more options at entry-level and mid-range prices, which makes it popular with first-time buyers.

How to Choose Between East and West

Instead of asking which side is "nicer," I help my buyers think about a few practical questions:

  1. What's your budget? Your price range may point you to one side of town or open up both.
  2. Where do you commute? If you head into Philadelphia every day, a shorter drive to the bridges or a nearby PATCO station can matter a lot. If you work toward Route 73, Marlton or the Turnpike, the East side may be more convenient.
  3. What kind of house do you want? Split-level, colonial, rancher, townhouse? Some styles are much more common on one side than the other.
  4. How much work are you willing to do? Older homes can be great values, but may need updates.
