More than 300 people a month search Google for "Mount Laurel NJ condos for sale," and it's easy to see why. Mount Laurel has one of the biggest selections of condos and townhomes in South Jersey, which makes it a favorite for first-time buyers, busy professionals and downsizers. I'm Jerry Mac with Keller Williams Realty, and in 23 years I've helped a lot of buyers find the right condo or townhome here. This guide covers what to know before you buy.

Condo vs. Townhome: What's the Difference?

People use the words interchangeably, but there's a real difference in what you own:

  • Condo: You own the inside of your unit. The building, roof, grounds and common areas are owned together by the association. Condos are often stacked, with a first-floor and second-floor unit.
  • Townhome: You usually own the home and the land under it, and share walls with neighbors. Some townhome communities are still set up legally as condos, so the association may handle the exterior and roof.

The only way to know for sure is to read the community's documents. That affects what the HOA covers, what insurance you need and how your lender views the property.

What Do HOA Fees Cover?

HOA or condo fees are paid monthly and vary a lot from one community to the next. Depending on the community, they may cover:

  • Lawn care and landscaping
  • Snow removal
  • Trash pickup
  • Exterior maintenance and roof repairs
  • Master insurance for the building
  • Water and sewer in some condo buildings
  • Amenities like a pool, tennis or pickleball courts, playgrounds and walking trails

A higher fee isn't automatically bad. Sometimes it means the association is covering more and saving properly for future repairs.

7 Questions to Ask Before You Buy a Condo or Townhome

  1. What's the monthly fee, and what exactly does it cover?
  2. How healthy are the reserves? A well-funded reserve account means the association can pay for big projects like roofs and paving without surprise bills.
  3. Are there any special assessments planned or being discussed?
  4. Is there a capital contribution or transfer fee paid at closing? Many New Jersey associations charge one.
  5. What are the rules on pets, rentals, parking, fences and exterior changes?
  6. Will my loan work here? Some condo projects need approval for FHA or VA loans. Your lender should check this early.
  7. What insurance will I need? Condo owners usually need an HO-6 policy for the inside of the unit. Townhome owners may need a full homeowner's policy.
