Your Listing Expired? Here's What to Change So Your South Jersey Home Sells This Time

Your home came off the market, and you did everything you were asked to do. I know how that feels. It is not a verdict on you, and it does not mean your home can't sell.

Jerry Mac · Keller Williams Realty · 23 years in South Jersey · southjerseyrealty.com

Your home was on the market, the listing ran out, and it didn't sell. I know how that feels. You cleaned, you kept the house ready for showings, and you rearranged your life around buyers who never made an offer. It's tiring, and it's easy to take it personally.

Here's what I want you to hear first: an expired listing does not mean your home can't sell. It usually means something about the first try didn't line up with what buyers wanted. That's information, and information can be fixed.

I'm Jerry Mac with Keller Williams Realty. I've been selling homes in South Jersey for 23 years, and I've helped many homes that couldn't sell the first time sell the second time around. Often it came down to one or two things done differently, not starting from scratch.

You're not alone

Expired listings are more common than most sellers realize. The industry tracker REDX reports that expired listings nationwide have risen 83 percent over the past two years, according to Inman (June 2026). If your home didn't sell, you're in very large company, and most of those homeowners still need to move.

Why homes don't sell the first time

It's rarely one big mystery. Usually it's a handful of things, and often only one or two apply to your home:

  • Price. Agents commonly name price as the number one reason a listing fails. Buyers compare your home to every other home in the same range, and if the price is off, many never schedule a showing.
  • Photos and presentation. Buyers use online photos to decide whether a home is worth a visit, so your photos work as your first showing.
  • Reach. If the right buyers, and the agents who work with them, didn't see the home, they couldn't make an offer.
  • Condition and access. Clutter, needed repairs, or hard-to-schedule showings can quietly cost you offers.
  • Timing. Some homes simply hit the market at a slow moment.

One or two changes can make the difference

When I look at a home that didn't sell, I start by going through the old listing with you: the price history, the photos, the description, how many people came through, and what they said. Then I compare your price to what has actually sold nearby and what is competing with you right now, not to an automated online estimate.

Many times the fix is a smarter price, a fresh set of photos, and a stronger launch. Sometimes a home needs more than that, such as a few repairs or a different showing setup, and if it does I'll tell you straight. If your home needs a little work first, I can connect you with handymen, junk removal and other pros I've trusted for years.

I won't put a house back up the same way and hope for a different result. Relisting unchanged can make buyers wonder what went wrong the first time. A relist should feel like a fresh start.

How I relaunch a home

  • Pricing built from recent sold homes and current competition
  • A fresh set of photos
  • Marketing on the MLS, with its own property webpage on southjerseyrealty.com, and promotion on my Facebook, Instagram and YouTube channels
  • A walk-through of your old listing, so we know exactly what we're changing and why

What to do right now

  1. Read your old listing agreement. Check the end date, and look for a protection period or similar clause. If you have legal questions about it, ask your attorney.
  2. Don't rush to put it back up the same way. A few days of planning beat another six months of waiting.
  3. Get a fresh read on your home's value. Request your free home value report.
  4. Talk to me. No pressure and no obligation. I'll tell you honestly what I would change and whether I think it makes sense to relist now.

Common questions

Can I hire a different agent now?

Yes. When a listing agreement ends, your agent no longer represents you. You can relist with the same agent, choose a new one, or take a break. Most agreements run about six months, and some run up to a year. Check yours for any protection period first.

How soon should I relist?

It depends on what needs to change. If it's mainly price and photos, it can be quick. If there are repairs or other prep, it takes longer. How days on market are counted when a home comes back can vary, and I'll explain how it applies to your listing.

Do I have to lower the price?

Not always. I'll compare your price to current sold and competing homes and show you the numbers. Sometimes a small adjustment plus a new presentation is enough, and sometimes it takes more.

Will buyers know it was listed before?

Agents can look at a property's full listing history, so it's best to deal with it head-on by changing something real, not by hoping nobody notices.

What does it cost to talk it over?

Nothing. I'm happy to look at your listing and give you my honest opinion.

Where do you work?

I help sellers in Cherry Hill, Cinnaminson, Maple Shade, Mount Laurel, Voorhees, Marlton, Moorestown, and throughout Burlington, Camden, and Gloucester counties.
