Why Holiday Village East Is So Popular

Holiday Village East is one of the most sought-after 55+ communities in South Jersey. It has a warm, welcoming feel, a busy clubhouse, and a peaceful setting with lakes and green space, all just minutes from the highways and shopping in Mount Laurel.

I'm Jerry Mac with Keller Williams Realty, and I've been helping people buy and sell homes in Mount Laurel for 23 years. Holiday Village East is a community I know well, and it's a great fit for anyone who wants a low-maintenance home and an active, social lifestyle.

In this guide I'll walk you through the homes, the amenities, what homes are selling for right now, and what I tell every buyer and seller who asks me about Holiday Village East.

Where Holiday Village East Is

Holiday Village East is in Mount Laurel, Burlington County, zip code 08054. It's tucked into a quiet, green part of town, yet you're only minutes from I-295, Route 38 and the New Jersey Turnpike. Shopping, restaurants and medical offices along Route 38 and Route 73 are a short drive away, and Philadelphia is easy to reach for a day out.

Its sister community, Holiday Village, is right nearby. The two share a name and a lot of the same spirit, but each has its own homeowners association and clubhouse.

The Homes in Holiday Village East

Holiday Village East is the newer of the two communities. It was built by J.S. Hovnanian & Sons, and most homes went up between about 1989 and 2003. You'll find condos, carriage homes, patio homes and single-family homes, most designed for easy, one-level living.

Most homes have 2 bedrooms and 2 full baths, with about 1,200 to 1,800 square feet. There are also some 3-bedroom homes, a few up to about 2,250 square feet, and a handful of 1-bedroom condos. Many homes have an attached garage.

Life in Holiday Village East: The Clubhouse and Amenities

The clubhouse is the heart of the community, with daily activities, clubs and social events. Amenities include:

  • An outdoor pool, open Memorial Day through Labor Day
  • Tennis and pickleball courts, plus bocce and shuffleboard
  • An exercise room with group fitness classes
  • A library, card room, game room, billiards and a craft room
  • Organized trips, parties and events
  • Lakes and ponds with fishing, and beautiful common grounds

The homeowners association takes care of the community grounds and services like lawn cutting, leaf removal and snow removal, depending on your home. Fees and what they cover vary by home type, so I always go over those details with buyers.

  • The strongest sale was a 2-bedroom on Raleigh Drive that sold for $455,000, about 15% over its $395,000 asking price.

My Tips for Buying or Selling in Holiday Village East

If you're buying:

  • Be ready when the right home hits. Well-priced homes here can go under contract within a couple of weeks. Get your financing lined up, or have proof of funds ready if you're paying cash.
  • Ask about the HOA. Know the monthly fee, what it covers, and the community's rules, including its 55+ age requirements.
  • Compare both villages. Holiday Village has older homes at a lower median price. I'm happy to show you both.
  • Look at the updates. Remodeled kitchens and baths bring top dollar here, so factor updates into the price you're willing to pay.

If you're selling: buyers are actively looking in Holiday Village East, and updated homes are drawing strong offers.
