Why People Love Holiday Village

Holiday Village is one of the best-known 55+ communities in South Jersey, and for good reason. It's friendly, it's easy to live in, and it's tucked into a quiet corner of Mount Laurel that's still just minutes from everything you need.

I'm Jerry Mac with Keller Williams Realty, and I've been helping people buy and sell homes in Mount Laurel for 23 years. Holiday Village is a community I know well, and it's one I love showing to buyers who are ready for a simpler, more social lifestyle.

In this guide I'll walk you through the homes, the amenities, what homes are selling for right now, and what I tell every buyer and seller who asks me about Holiday Village.

Where Holiday Village Is

Holiday Village is in Mount Laurel, Burlington County, zip code 08054. It sits in a peaceful setting with lakes and green space, yet it's only minutes from I-295, Route 38 and the New Jersey Turnpike. Shopping, restaurants and medical offices along Route 38 and Route 73 are a short drive away, and Philadelphia is easy to reach when you want a day in the city.

Its sister community, Holiday Village East, is right nearby. The two share a name and a lot of the same spirit, but each has its own homeowners association and clubhouse.

The Homes in Holiday Village

Holiday Village is the older of the two communities, with most homes built between 1983 and 1993. You'll find a mix of condos, carriage homes, patio homes and single-family homes, almost all of them designed for easy, one-level living.

Most homes have 2 bedrooms and 2 full baths, with about 1,200 to 1,450 square feet. There are a few smaller 1-bedroom units and the occasional larger 3-bedroom home too. Some homes have an attached garage.

Life in Holiday Village: The Clubhouse and Amenities

This is where Holiday Village really shines. Life here centers around the clubhouse, where there's something going on almost every week. Amenities include:

  • An outdoor swimming pool for summer days
  • Tennis courts, plus bocce, shuffleboard and horseshoes
  • A fitness room with exercise classes
  • An arts and crafts room, billiards and card games
  • Social events, clubs, parties and group trips
  • Lakes and walking paths throughout the community

The homeowners association takes care of the common grounds, and depending on your home, things like lawn care and snow removal. That means more time for the fun stuff and less time with a rake or a shovel. Fees and what they cover vary by home type, so I always go over those details with buyers.

  • The strongest sale was a 2-bedroom on Opal Court that sold for $435,000, about 10% over its $395,000 asking price, in just 4 days.

My Tips for Buying or Selling in Holiday Village

If you're buying:

  • Be ready to move quickly. With a 9-day median, the best homes go fast. Get your financing lined up, or have your proof of funds ready if you're paying cash.
  • Ask about the HOA. Know the monthly fee, what it covers, and the community's rules, including its 55+ age requirements.
  • Compare both villages. Holiday Village East has slightly newer homes and a different price range. I'm happy to show you both so you can feel the difference.
  • Look at the updates. Many homes here are 35 to 40 years old. Updated kitchens, baths and mechanicals make a big difference in value.
