Why I Love Delran
Here's a fun one to start with. Delran got its name from the two waterways that meet right here: the Delaware River and the Rancocas Creek. Put them together and you get Delran. That tells you a lot about this town. It's all about the water, the parks, and the outdoors.
I'm Jerry Mac, and I've been helping people buy and sell homes in South Jersey for 23 years. Delran is one of those towns I'm always happy to show buyers. It has about 18,000 residents, a real neighborhood feel, and some of the nicest parks in Burlington County.
On a personal note, my wife and I have spent years rescuing animals, and we love any town where you can get outside with a dog, a fishing rod, or just a good pair of walking shoes. Delran checks every box.
In this guide I'll walk you through what living in Delran NJ is really like. The commute, the parks, the schools, the homes and what they cost.
Where Delran Is, and Getting Around
Delran is in Burlington County, zip code 08075. It sits along the Delaware River, with Philadelphia right across the water, and it borders Cinnaminson, Moorestown, Riverside, Delanco and Willingboro.
Getting around is easy:
- Route 130 is the main road through town, with shopping and restaurants all along it.
- The River LINE light rail runs right through Delran. The closest stations are in Riverside and Cinnaminson, and BurLink buses connect to both. Ride south to Camden and PATCO for Center City, or north to Trenton for trains to New York.
- NJ Transit buses (the 409, 417 and 419) connect Delran to Philadelphia, Trenton, Camden and Burlington.
- The Turnpike, I-295 and Route 73 are all a short drive away.
You get a quieter, riverside lifestyle, and Philly and the rest of South Jersey are still close by.
Parks and Things to Do in Delran
This is where Delran really shines.
Delran Community Park is the township's biggest park, with a turf baseball complex and Jake's Place, an all-inclusive playground built so kids of every ability can play together. I think that says a lot about the heart of this town. The park also hosts National Night Out every August, with food trucks, live music and fireworks.
Swedes Lake covers about 46 acres of township land, with a lake that's popular with anglers and a flat, easy trail along the water. It's a peaceful spot for a morning walk.
There's plenty more to enjoy outdoors:
- The Delaware River and Rancocas Creek give Delran beautiful water views, and there's a riverside trail for walking.
- Neighborhood parks like Brown Street Park and Faunce Street Park have ball fields, basketball courts and playgrounds.
- The Delran Athletic Association runs youth sports all year.
- Delran Skate Park is a local favorite for skateboarders and BMX riders.
And a couple of fun bits of trivia. Olympic gold medalist and two-time World Cup champion Carli Lloyd is from Delran. And Donald Goerke, the Campbell Soup executive who invented SpaghettiOs, called Delran home. Not bad for a small river town!
Delran Schools
The Delran Township School District serves pre-K through 12th grade in four schools. In the 2023–24 school year, it had about 2,889 students and a student-to-teacher ratio of about 11 to 1.
- Millbridge Elementary School for pre-K through 2nd grade
- Delran Intermediate School for grades 3 through 5
- Delran Middle School for grades 6 through 8
- Delran High School for grades 9 through 12
There are private options in town too. Holy Cross Preparatory Academy is an independent Catholic high school that's been serving the area since 1957. The Montessori Academy of New Jersey has been teaching young students since 1965. Older students can also apply to the Burlington County Institute of Technology.
Everyone weighs schools differently, so I always suggest visiting and checking the New Jersey School Performance Reports yourself. I'm happy to point you to them.
Delran NJ Homes and Real Estate Prices
Delran grew fast in the 1960s and '70s, when the population roughly doubled and then kept climbing. Because of that, you'll find a lot of well-built single-family homes from that era, like split-levels, ranchers and colonials, along with newer developments, townhomes and condos.
Some well-known neighborhoods include Tenby Chase, which has its own swim and sports club, Summerhill, with a mix of townhomes and single-family homes, and Waters Edge. Each one has its own feel, and I'm happy to walk you through them.
Here's what the market actually looked like. I pulled the numbers straight from Bright MLS for the Delran area, covering every home sale from late September 2025 to late September 2026:

A few things jump out at me. Half the homes in Delran sold in 20 days or less. The typical home sold right at its asking price, and plenty sold over. And with sales running from the low $100,000s for condos up to nearly $1 million, there really is something here for almost every budget.
What Sold in Delran This Past Year
Here's how those 159 sales break down by price:

The sweet spot is clearly the $400,000s, where about one in three homes sold.

A few more numbers that tell the story:
- 81 of the 159 homes sold for more than asking. That's just over half.
- 66 homes went under contract in two weeks or less.
- The biggest bidding war was a 3-bedroom home that sold for $725,000, about 21% over its $599,900 asking price.
- The typical home sold was a 3-bedroom built around 1970, with about 1,900 square feet.
If you're buying, that tells me you need to be pre-approved and ready to move. If you're selling, it tells me well-prepared homes in Delran are getting strong attention.
For context, that median of $437,500 is still well below the New Jersey average home value of about $580,000 (Zillow). You get a lot of home for your money here.
