That's what the welcome sign says when you drive into Maple Shade. After 23 years of selling homes around here, I can tell you it's not just a slogan.

I'm Jerry Mac with Keller Williams Realty. Maple Shade is one of the towns I work in every week, and it's one I recommend to buyers all the time. It sits right between Cherry Hill, Moorestown and Mount Laurel, but it has its own small-town personality and prices that are a lot friendlier.

Where Maple Shade Is, and Why the Location Is So Handy

Maple Shade is a township of about 20,000 people in Burlington County, zip code 08052. It's under four square miles, and it borders Cherry Hill, Moorestown, Mount Laurel, Cinnaminson and Pennsauken.

For commuters, it's hard to beat:

  • Routes 73 and 38 both run through town, and Route 41 does too.
  • The New Jersey Turnpike and I-295 are right outside town off Route 73.
  • Philadelphia is a short drive over the bridges.
  • NJ Transit buses (the 317, 407 and 413) connect Maple Shade to Philadelphia, Camden and Burlington.

You're also minutes from the shopping and restaurants on Route 73 and Route 38, the Moorestown Mall, and the Cherry Hill Mall. Everything you need is close, but your street still feels like a neighborhood.

Life in Maple Shade: Main Street, Parks and Community

Main Street is the heart of town. It's walkable and full of local spots, and there's more just around town. You'll find Iron Hill Brewery, Dr. Brewlittle's Beer Co. with live music and open mic nights, the neighborhood feel of Alden Cafe, and Tacconelli's Pizzeria for a great pie.

Gazebo Park on Main Street hosts the seasonal farmers market, and it's where a lot of the town's gatherings happen.

Maple Shade really knows how to throw a party:

  • The Sidewalk Sale and Car Show every September is the town's biggest day of the year.
  • The Halloween Parade marches down Main Street every fall.
  • The Holiday Festival in December brings everyone out.
  • Summer concerts at Collins Park and fireworks for the Fourth of July round out the calendar.

If you like sports, the Woodlawn Sports Complex has fields for football, soccer, baseball and softball, plus a street hockey rink.

Maple Shade has some real history, too. The township goes all the way back to 1688, when it was part of the original Chester Township. And in 1950, a young Martin Luther King Jr. staged one of his first known sit-ins at a tavern called Mary's Cafe right here in Maple Shade. It's a powerful piece of American history that happened in this small town.

Maple Shade Schools

The Maple Shade School District serves pre-K through 12th grade in four schools. In the 2021–22 school year, the district had about 2,370 students and a student-to-teacher ratio of roughly 11 to 1.

  • Howard R. Yocum Elementary School for pre-K through 1st grade
  • Maude M. Wilkins Elementary School for grades 2 through 4
  • Ralph J. Steinhauer Elementary School for grades 5 and 6
  • Maple Shade High School for grades 7 through 12

Students can also apply to the Burlington County Institute of Technology for career and technical programs.

Maple Shade NJ Homes for Sale: What You'll Find and What It Costs

Maple Shade was one of the earliest suburbs in the area. Back in the 1920s, builders put up "Barlow Built Bungalows," mostly in the Maple Heights section, and plenty of those charming homes are still standing today.

Today you'll see a real mix: classic bungalows and Cape Cods, split-levels and colonials, plus plenty of condos and townhomes. That variety is a big reason Maple Shade works for so many buyers, whether you want your first place, more room, or something easier to keep up.

As for prices, Zillow puts the typical Maple Shade home value at about $341,000 as of June 2026, up about 0.5% over the past year. Homes there were going under contract in around 15 days (Zillow).

That's a lot less than you'd pay in neighboring Cherry Hill or Moorestown, even though you're right next door. In my experience, that value is what brings so many buyers to Maple Shade.

One thing to know: good homes here move fast. When a nicely updated single-family home hits the market at the right price, you usually need to be ready to act quickly.

My Tips for Buying a Home in Maple Shade

Here's what I tell every buyer who's looking in Maple Shade:

  • Get pre-approved first. Homes here can go under contract in a couple of weeks. A pre-approval letter shows sellers you're serious, and it tells you exactly what you can spend. I work with a trusted local lender who can get you started.
  • Know which section you like. Maple Shade is small, but the feel changes from street to street. Some blocks are quiet and tree-lined, and some are close to Main Street or the highways. I'll drive you around so you can see the difference.
  • Look past the paint. Many of the older homes have great bones. A little updating can turn a bungalow into your dream home, and I can connect you with handymen and contractors I trust.
