If you've ever driven Route 70 through Marlton and wondered what it's really like to live here, this guide is for you. I'm Jerry Mac with Keller Williams Realty, and after 23 years helping buyers and sellers across South Jersey, Marlton is one of the towns I get asked about most.
Here's the quick version. Marlton is part of Evesham Township in Burlington County, and locals often say "Marlton" when they mean the whole township. It's a big, busy, friendly suburb of about 46,800 people (2020 census), with a historic village center, miles of parks and trails, and a home for almost every budget, from 1980s condos in the $200,000s to estate homes well over a million dollars.

Marlton Neighborhoods and Homes: What Your Budget Buys
Marlton doesn't have one look. It has a lot of them. I pulled my Bright MLS numbers for Evesham Township, and 565 homes closed over the past 12 months, with a median sale price of $475,000. Here's how that breaks down:
- Under $300,000 (about 15% of sales): 1 and 2 bedroom condos and townhomes, roughly 800 to 1,100 square feet, mostly built in the 1980s. You'll see them around Woodhollow Drive, Cranberry Court, Teaberry Court, Sweetfern Court and Provincetown Drive. These are popular with first-time buyers, downsizers and investors.
- $300,000 to $450,000: townhomes and 3 bedroom homes from about 1,300 to 1,900 square feet, in areas like Delancey Way, Baltimore Drive, Crown Prince Drive, Dorchester Circle and Quail Road.
- $450,000 to $700,000: the heart of the single-family market. Think 3 to 5 bedrooms, around 1,800 to 2,900 square feet, on lots that are often a quarter acre. Streets like Conestoga Drive, Westminster Avenue, Kendall Court, Lamplighter Court and Colts Gait Road show up here, along with newer homes (built in the 2010s) on Sullivan Way and Eddy Way.
- $825,000 and up (about 5% of sales): larger homes on one to five acres in areas like Country Lakes, Bortons Road and Aberdeen Court. The highest sale in the past year was $1.65 million.
The typical Marlton home sold is a 3 bedroom built in 1986, about 1,826 square feet. If you want a home with some character, there's also a scattering of much older ones, including a few built before 1900, though they're rare.
Marlton Schools, Property Taxes and Getting Around
Schools. Marlton is served by the Evesham Township School District, a PreK-8 district with six elementary schools (Beeler, DeMasi, Jaggard, Marlton Elementary, Rice and Van Zant) and Marlton Middle School for grades 6 to 8. High school students attend Cherokee High School, part of the Lenape Regional High School District. School assignments depend on the street, so always confirm the school for a specific address with the district before you make an offer.
Property taxes. New Jersey taxes are part of every buyer's math. The state's 2025 tax rate table lists Evesham Township at a general rate of 3.451 and an effective rate of 2.288%. In plain English, that's roughly $2,300 a year for every $100,000 of home value, so around $10,900 on a $475,000 home. That's a rough estimate, since every home's assessment is different. Getting around. Route 70 runs east and west across the township, Route 73 runs along the western edge, and County Route 544 (Marlton Parkway) is the other main road. NJ Transit's 406 bus runs between Berlin and Philadelphia, and the Atco station in nearby Waterford has rail service to Philadelphia's 30th Street Station and Atlantic City.
Things to Do in Marlton: Parks, History and Outdoors
One thing I like about Marlton is how much room there is to get outside. The township lists more than 30 parks and facilities, and a few stand out:
- Black Run Preserve: a network of trails with several trailheads, in a township that's part of the Pinelands National Reserve.
- Country Farms Lake & Trail: a lakeside walking path with fishing and exercise stations.
- Evesham Dog Park: separate areas for small and large dogs, with water fountains.
- Memorial Sports Complex and Evesboro Downs: turf and grass fields for baseball, soccer, tennis and more, plus an inclusive playground at Evesboro Downs.
- Blue Barn Rec Center: indoor courts for those cold or rainy days.
- Indian Spring Golf Course: the township's own course.
History buffs will like Olde Marlton, the historic village district, and the Milford Settlement, a mid-1800s community that was an Underground Railroad stop and was added to the New Jersey Black Heritage list in 2025. Route 70 and Route 73 give you the shopping and restaurants you'd expect from a suburb this size, so you're rarely far from what you need.

The Marlton Housing Market Right Now
Here's what the last 12 months of sales in Evesham Township looked like in my Bright MLS report (565 closed sales, as of October 8, 2026):
- Median sale price: $475,000 (average $493,771)
- Price range: $180,000 to $1,650,000
- Median days on market: 16 (average 27)
- Sale price vs. list price: the median home sold right at 100% of list, and the average was about 101%
- Seller concessions: the median was $0, with an average of about $2,400
What that means for buyers: well-priced homes move fast. Half of them sell in about two weeks, and many get full price or better, so get your pre-approval done early. Is Marlton a Good Fit for You?
Marlton tends to work well if you want a wide range of prices in one town, lots of parks and rec options, a PreK-8 district with its own high school, and a suburban feel with a historic village center. It may be less of a fit if you want a walkable downtown with a train station in town, since the rail line is at Atco and most daily travel is by car.
