The Water Club at Cinnaminson Harbour: A Local Agent's Guide
By Jerry Mac, Keller Williams Realty
The Water Club is the newest section of Cinnaminson Harbour, tucked behind the older part of the community along the Delaware River in Cinnaminson. These townhomes were built around 2020 and after, so buyers get newer construction and modern layouts. Listings describe it as part of the larger Harbour community, so Water Club residents share its clubhouse, fitness center, pool and walking paths.
What You Will Find Here
- Townhomes built from about 2020 to 2022, mostly on Nathan Drive and Fela Drive
- Typically three to four bedrooms, with larger floor plans than the older Harbour sections, up to about 2,500 square feet
- Many have an attached one-car garage
- Community amenities listed for the Harbour: clubhouse, fitness center, outdoor pool, tennis courts, dog park, playgrounds and riverfront walking trails
- Some end-unit homes have views of the Delaware River
Monthly association fees apply, and they differ from the older sections, so ask me for the current numbers.
Easy Trips to Philly, New York and the Shore
From the Water Club you are a quick drive to Route 130 and I-295. The Tacony-Palmyra Bridge is the closest way into Philadelphia, and the Betsy Ross Bridge is a little farther. Route 130 south leads to the Ben Franklin Bridge and Center City. The River LINE station is nearby too, with trains to Camden and Trenton.
The New Jersey Turnpike makes a Broadway night in New York City very doable. And when summer comes, you can usually be at the shore in Ocean City, Sea Isle City, Wildwood or Avalon in about an hour to an hour and a half.

Source: Bright MLS, closed townhome sales on Nathan Drive, Fela Drive and Perry Way built 2019 or later, 10/2025 to 10/2026, as of October 25, 2026. Most Water Club homes are coded as Cinnaminson Harbour in the MLS, so I counted by street and year built. These are asking prices of homes that sold, rounded, and final sale prices can differ. With only six sales, treat this as a rough guide. Data deemed reliable but not guaranteed.
Water Club or the Older Harbour Sections?
The older Villages sections tend to cost less and are a bit smaller. The Water Club has newer construction and larger plans. Read my Cinnaminson Harbour guide to compare, and see all Cinnaminson homes for sale.
