Short answer: more than most people expect. As of late October 2026, roughly 1,200 homes, townhomes, condos and multi-family properties are listed or coming soon at $350,000 or less in Camden, Burlington and Gloucester Counties. Here is what that money buys, how many homes are in each of my main towns, and what to watch for.
What can you buy for $350,000 in South Jersey?
Here is what is listed at $350,000 and under in Camden, Burlington and Gloucester Counties, based on the live MLS search on this website (active and coming-soon listings, rounded):
- Single-family homes: about 570 listings. The average list price is around $285,000, and the typical home has about 3 bedrooms and roughly 1,350 square feet.
- Townhomes: about 475 listings, averaging around $245,000, with about 3 bedrooms.
- Condos: about 160 listings, averaging around $225,000, with about 2 bedrooms. Prices start under $100,000.
- Multi-family properties: about 40 listings, from roughly $165,000 to $350,000.
How many homes are under $350,000 in my town?
It varies a lot from town to town. In late October 2026, the number of single-family homes, townhomes and condos listed at $350,000 or less looked like this:
- Mount Laurel: about 50
- Cherry Hill: about 35
- Marlton: about 27
- Maple Shade: about 27
- Voorhees: about 25
- Cinnaminson: about 5
- Moorestown: about 5
In other words, $350,000 gives you plenty of choices in Mount Laurel, Cherry Hill, Marlton, Maple Shade and Voorhees, and only a handful in Cinnaminson and Moorestown. The Moorestown listings I looked at were priced from about $299,000 to $335,000.
Is $350,000 enough for a first-time home buyer in South Jersey?
For many first-time buyers, yes, if you are flexible on the type of home and the town. A condo or townhome usually stretches the budget the furthest. What you can actually afford depends on your down payment, credit, interest rate, property taxes and monthly fees, so get pre-approved before you start touring. My first-time buyer guide walks through the process, and my mortgage rate update explains what rates mean for your payment.
What to watch for at this price
- Association fees. Condos and townhomes often have monthly fees that count toward your monthly cost. Ask what is included.
- Property taxes. New Jersey taxes vary a lot by town, so look at the tax bill and not only the price. See my Camden County property tax guide.
- Age and condition. Budget for an inspection and any repairs it turns up.
