Kingston Estates is one of Cherry Hill's most in-demand neighborhoods. In the past year, 43 homes sold there, and most went for more than their asking price.

In this guide I'll walk you through the homes, what they're selling for right now, the schools, and what I tell every buyer and seller who asks me about Kingston.

Where Kingston Estates Is

Kingston Estates is on the west side of Cherry Hill, and its elementary school, Kingston Elementary, sits right inside the neighborhood at 320 Kingston Road. Streets include Chelten Parkway, Belle Arbor Drive, Chapel Avenue East, Kingston Drive, Kingston Road, Edgemoor Road, Howard Road, Sheffield Road and Yorkshire Road.

The streets are quiet, and you're close to just about everything:

• Shopping and errands: Cherry Hill Mall, Moorestown Mall, Home Depot and Lowe's are all a short drive away.
• Commuting and getting away: I-295 and the New Jersey Turnpike are easy to reach, so heading to New York or down the shore to Avalon or Wildwood is simple. Philadelphia is not far either.

The Homes in Kingston Estates

Kingston Estates is a classic 1950s Cherry Hill neighborhood. Every home that sold here in the past year was built between 1950 and 1967, and most went up between 1955 and 1959.

• Bedrooms: most homes have 3 or 4 bedrooms. Of the 43 recent sales, 24 had 3 bedrooms, 17 had 4 and 2 had 5.
• Size: the typical home is about 1,800 square feet, and most fall between 1,600 and 2,200.
• Lots: most sit on about a fifth of an acre.
• Baths: many of the original homes have one full bath and one half bath. Updated and expanded homes often have more.

Most homes here are colonials or split-levels.

With homes this age, updates make a big difference in price.

Most homes sold for $400,000 to $500,000. About a quarter sold under $400,000, and about a quarter sold for $500,000 or more. Updated, move-in-ready homes brought the top prices.

Homes that were priced right moved fast. Almost two out of three sold for more than their asking price, and nearly half were under contract within two weeks. Homes that were priced too high sat, and about one in three sellers had to lower their price before they sold.

Schools Serving Kingston Estates

Kingston Estates is in the Cherry Hill Public Schools district, and its elementary school is right in the neighborhood.

• Elementary (K to 5): Kingston Elementary School, 320 Kingston Road.
• Middle (6 to 8): under the district's boundary guidelines, Kingston students are assigned to John A. Carusi Middle School. Families can also apply to Rosa International Middle School, which fills its seats by lottery when it has more applicants than spots.
• High school (9 to 12): students in Kingston's zip codes are assigned to Cherry Hill High School West on Chapel Avenue. Under the district's open enrollment policy, incoming 9th graders can choose either West or Cherry Hill High School East.

School assignments can change, so always confirm with Cherry Hill Public Schools for a specific address.

If you're buying, be ready to move quickly. Nearly half the homes here go under contract within two weeks, so get pre-approved before you start touring and have your agent set up instant alerts for new Kingston listings. With homes around 70 years old, a thorough home inspection is a must.
