Old Orchard is one of Cherry Hill's most popular neighborhoods for buyers who want a roomy 4-bedroom home. In the past year, 19 homes sold here at a median price of $570,000.

I'm Jerry Mac with Keller Williams Realty, and I've been selling homes in Cherry Hill for 23 years. In this guide I'll walk you through the homes, what they're selling for right now, the schools, and what I tell every buyer and seller who asks me about Old Orchard.

Where Old Orchard Is

Old Orchard is on the east side of Cherry Hill, in the 08003 zip code. Joseph D. Sharp Elementary School sits right on Old Orchard Road at number 300.

Streets in the neighborhood include Old Orchard Road, Croyden Drive, Mimosa Drive, Stonebridge Road, Roanoke Road, Guilford Road, Regent Road, Scattergood Road, East Split Rock Drive, Anvil Court, Elbow Lane, Wheelwright Lane and Lamp Post Lane.

You're close to just about everything:

  • Philadelphia: just a short drive away.
  • The shore: Ocean City and Sea Isle City are an easy summer day trip.
  • New York: I-295 and the New Jersey Turnpike are close by, so catching a Broadway show in New York is simple.

The Homes in Old Orchard

Old Orchard is a mid-1960s neighborhood of larger homes. Every home that sold here in the past year was built between 1964 and 1967, and every one had at least 4 bedrooms.

Most homes here are colonials or split-levels, and they're larger than the homes in many older Cherry Hill neighborhoods. For example, the typical Old Orchard home is about 300 square feet bigger than a typical home in Kingston Estates.

  • Bedrooms: 18 of the 19 recent sales had 4 bedrooms, and one had 5.
  • Size: the typical home is about 2,100 square feet. Sizes ranged from about 1,950 to 2,500.
  • Baths: most homes have two full baths and a half bath.
  • Lots: most sit on a little under a quarter acre.

Because the homes were built at the same time and are similar in size, condition and updates make the biggest difference in price. A move-in-ready home here can sell for well over $600,000, while one that needs work usually sells closer to $500,000.

The market picked up in 2026. Homes that sold in the fall of 2025 often took two months or more, and half sold below asking. In spring and summer 2026, well-priced homes moved much faster, and several sold for 5% to 7% over asking.

Schools Near Old Orchard

Old Orchard is in the Cherry Hill Public Schools district, with an elementary school right in the neighborhood.

  • Elementary (K to 5): Joseph D. Sharp Elementary School, 300 Old Orchard Road.
  • Middle (6 to 8): under the district's boundary guidelines, Sharp students are assigned to Henry C. Beck Middle School. Families can also apply to Rosa International Middle School, which fills its seats by lottery when it has more applicants than spots.
  • High school (9 to 12): students in the 08003 zip code are assigned to Cherry Hill High School East. Under the district's open enrollment policy, incoming 9th graders can choose either East or Cherry Hill High School West.

School assignments can change, so always confirm with Cherry Hill Public Schools for a specific address.

My Tips for Buying or Selling in Old Orchard

If you're buying, know that the best homes go fast. Updated homes that were priced right often sold within two weeks and over asking. Get pre-approved before you start touring so you're ready to write an offer the same day. If you're flexible on updates, a home that needs work can be the best value in the neighborhood, since the price gap between dated and updated homes here is wide.

If you're selling, condition and pricing are everything. Because the homes here are so similar, buyers compare them side by side, and the move-in-ready ones win. Price it right from day one, and think about timing: in the past year, spring and summer sales moved faster and brought stronger prices than fall sales.
