If you have been searching Voorhees, you have probably seen the name Alluvium on a listing and wondered what it means. Alluvium is one of the established neighborhoods in Voorhees Township, Camden County, and it really comes in three parts: Alluvium, Alluvium Woods and Lakes at Alluvium. I'm Jerry Mac with Keller Williams Realty, and in 23 years of selling homes across South Jersey I have helped plenty of buyers and sellers in this part of Voorhees.
The short version: the single-family homes here are mostly 4 bedroom homes from the 1970s and 1980s on lots of about a third to half an acre, while the Lakes at Alluvium section offers lower-priced townhome-style homes near the lake. Below are the real numbers from my Bright MLS report.
What Is Alluvium in Voorhees?
Alluvium sits in Voorhees Township, which is part of the Voorhees Township school district, and it is a short drive from Route 73, Route 70 and the rest of what makes living in Voorhees so convenient. Most of the homes are on quiet residential streets, many of them courts, with larger lots than you will find in newer developments.
- Alluvium and Alluvium Woods: the single-family part of the neighborhood. In my sales data, these homes are on streets such as Woodstone Drive, Chippenham Drive, Bradford Way, Eastwood Drive, Eastwood Court, Timberline Drive, Brookwood Drive and Hazelhurst Drive. They are mostly 4 bedroom homes built in the 1970s and 1980s.
- Lakes at Alluvium: the lake community, with attached townhome-style homes on streets like Sunshine Lakes Drive and Champlain Drive. One recent listing described a bike trail, walking path, picnic area, tennis courts and lake privileges as association amenities, and the association fee covered items like lawn care, snow removal and trash. Fees and what they cover change, so always get the association's current documents before you write an offer.
One note on the data: my MLS report combines all three subdivisions, so I cannot split every sale by exact section. I have been careful below to separate the lake-area townhome-style homes from the single-family homes so the numbers make sense.
Alluvium Home Prices: What Sold in the Past 12 Months
Across the three Alluvium subdivisions, 38 homes closed over the past 12 months, with a median sale price of $654,750 (average $665,730). 25 of the 38 were 4 bedroom homes and 10 were 3 bedrooms. Here is how the two main types compare:
| Type | Sales | Price range | Median price |
|---|---|---|---|
| Single-family homes | 31 | $510,000 to $940,000 | $700,000 |
| Lake-area townhome-style homes | 6 | $425,000 to $605,000 | $572,000 |
(One additional sale in the report was a small 1955 house on Lippincott Avenue that is not typical of the neighborhood, so I left it out of the table.)
What stands out in the single-family sales:
- Most were 4 bedrooms. The typical single-family home was built around 1978, with about 2,700 square feet on a lot of roughly 0.44 acres.
- 16 of 31 sold for $700,000 or more, and only 6 sold under $600,000.
- The highest sale was $940,000 for a 6 bedroom, 3,500 square foot home on Bradford Court, built in 1994 on 0.83 acres.
- Several homes sold at $800,000 and up, including homes on Woodstone Drive, Hazelhurst Drive and Chippenham Drive.
In the Lakes at Alluvium, the six sales ran from $425,000 to $605,000. These attached homes are the most affordable way into this part of Voorhees, but they also took longer to sell: the median was 27 days on market, compared with 12 days for the single-family homes.
How Fast Alluvium Homes Sell
This is a fast-moving neighborhood when a home is priced right and shows well:
- Median days on market: 13 across all 38 sales (average 35). 21 of the 38 sold within two weeks.
- Sale price vs. list price: 20 homes (53%) sold above list price, 4 sold right at list, and 14 (37%) sold below. The median home sold at 100% of list.
- The slow ones: 8 homes took more than 60 days to sell.
Right now (October 18, 2026), there are 5 homes active in Alluvium, listed from $529,000 to $829,000, and 2 more pending at $550,000 and $614,900. That is a small number of choices, which is part of why the well-priced homes go quickly.
Schools, Taxes and Commuting
Schools. Alluvium is served by Voorhees Township Public Schools for grades K through 8, and students attend Eastern Regional High School. School assignments depend on the exact address, so please confirm the elementary school for any home you are considering with the district.
Property taxes. The state's 2025 effective tax rate for Voorhees Township is 2.765%, which works out to roughly $2,800 a year for every $100,000 of home value. On a home near the neighborhood median of $654,750, that is a rough estimate of about $18,000 a year, although actual bills vary a lot by home and assessment. Always pull the real tax bill before you buy. I explain how this works in my guide to Camden County property taxes.
Getting around. Alluvium is a car-friendly neighborhood. Route 73, Route 70 and I-295 are nearby, and the Ashland PATCO station in Voorhees gets you to Center City Philadelphia. If you work in the city, my guide to moving from Philadelphia to South Jersey breaks down the commute and the Philadelphia wage tax.
Is Alluvium a Good Fit for You?
Alluvium tends to work well if you want a larger single-family home on a quiet street in Voorhees, with a yard and room to grow. If you want a lower price point or less yard work, the Lakes at Alluvium townhome-style homes are worth a look. Budget for Voorhees property taxes, and if you are shopping for an older 1970s home, plan for an inspection and possible updates.
