I'm Jerry Mac with Keller Williams Realty, and I've been selling homes in Cherry Hill for 23 years. In this guide I'll walk you through the homes, what they're selling for right now, and what I tell every buyer and seller who asks me about Erlton.
Erlton is in the 08002 zip code of Cherry Hill. Streets include Massachusetts Avenue, Rhode Island Avenue, Pennsylvania Avenue, Jefferson Avenue, Cooper Avenue, Park Drive and Park Boulevard. You're close to major roads, so dining, shopping and commuting are all a short drive away.
The neighborhood's green heart is Erlton School Park, off Park Boulevard at Jefferson and Grant Avenues. It is named for the Erlton School, which opened in 1928 to serve the new neighborhood. The school closed in 1978, and after years of debate the township turned the site into a park in 1995.
Erlton is one of Cherry Hill's older neighborhoods. The homes that sold in the past year were built from 1915 to 1973, and about seven out of ten were built between 1939 and 1956.
With homes this age, updates make a big difference in price.
The typical Erlton home sold for $480,000 over the past year, usually in about two weeks and well above asking.

About a quarter of the homes sold for under $400,000, and most of those were the smaller ones. Nine sold for $400,000 to $500,000, four for $500,000 to $600,000 and five for $600,000 or more.
Homes that were priced right went fast. More than half went under contract within two weeks, and 20 of the 24 sold above their asking price. About half sold for 5% or more over asking. The few homes that sat for 50 days or more mostly sold at or near asking.

If you're buying, be ready to move quickly, and be ready to compete. Most homes here sell above asking, so get pre-approved before you start touring, have your agent set up instant alerts for new Erlton listings, and talk to me about how to make a strong offer. With homes this old, a thorough home inspection is a must. If this is your first home, see my first-time home buyer guide.
If you're selling, pricing it right on day one is the biggest thing you control. The homes that drew the most interest were priced to the market from the start and shown at their best. Simple updates and good presentation help too. I can also connect you with trusted handymen and junk removal crews to help get your home ready.
