Living in Barclay Farms, Cherry Hill, NJ

Why Barclay Farms Stays in Demand

Barclay Farms (also known as Barclay Farm, or just Barclay) is one of Cherry Hill's most popular neighborhoods. In the past year, 51 homes sold here at a median price of $625,000, and 36 of them sold for more than the asking price.

I'm Jerry Mac with Keller Williams Realty, and I've been selling homes in Cherry Hill for 23 years. In this guide I'll walk you through the homes, what they're selling for right now, the schools, and what I tell every buyer and seller who asks me about Barclay Farms.

Where Barclay Farms Is

Barclay Farms is in the 08034 zip code in Cherry Hill, and it's built around the historic Barclay Farmstead. According to the township, the Barclay family's old farm was sold in part to builder Bob Scarborough, who developed the Barclay Farm community in the 1950s around the remaining 32 acres. Cherry Hill bought that land in 1974, and it's now the township's Barclay Farmstead.

Streets in the neighborhood include Covered Bridge Road, Old Carriage Road, Pearl Croft Road, Nantucket Drive, Deerfield Drive, Tarrington Road, Wayland Road, Pelham Road, Pine Valley Road, Warfield Road, Dickens Court and Fox Chase Lane.

Two local landmarks give the neighborhood its character:

  • The Barclay Farmstead: a 32-acre historic farm with a farmhouse built in 1816, guided tours, nature trails, garden plots and community events. Learn more on the township's Barclay Farmstead page.
  • The Scarborough Covered Bridge: a wooden covered bridge that opened in 1959 and carries Covered Bridge Road over the North Branch of the Cooper River. It's named for the neighborhood's builder.

Cherry Hill is one of the easiest places in South Jersey to commute from, with I-295, the New Jersey Turnpike, Route 70 and Route 38 running through or near town. For more on getting around, schools and parks, read my local guide to Cherry Hill neighborhoods.

The Homes in Barclay Farms

Barclay Farms is a classic mid-century Cherry Hill neighborhood. Of the 51 homes that sold in the past year, 43 were built between 1956 and 1963, and the typical home was built in 1960. A handful of newer homes from the mid-1960s through the 1980s mix in.

  • Bedrooms: 26 of the 51 had 4 bedrooms, 21 had 3 bedrooms, and 4 had 5 or 6 bedrooms.
  • Size: the typical home is about 2,050 square feet. About half fall between 1,770 and 2,480 square feet, and sizes ranged from about 1,200 to 3,500.
  • Baths: 30 had two full baths, 13 had three, and 8 had one full bath and a half bath.
  • Lots: the typical lot is about a quarter acre, with a few much larger.

Size drives price here. The 3-bedroom homes had a median sale price of $575,000, the 4-bedroom homes $655,000, and the four homes with 5 or more bedrooms $812,500. Updates and condition make a big difference too, since these homes are about 65 years old.

This is a competitive market. 36 of the 51 homes sold above asking price, 7 sold right at asking, and 8 sold below. Twenty sold for 5% or more over asking, and 8 sold for 10% or more over. Homes moved fast too: 35 of the 51 were on the market two weeks or less, and 14 sold within a week.

Spring was the strongest stretch. The 14 homes that sold from April through June had a median sale price of about $654,000 and sold for about 105% of asking, in a median of 9 days. Winter was quieter, with only 6 sales from January through March.

Schools Serving Barclay Farms

Barclay Farms is in the Cherry Hill Public Schools district. Which schools a home is assigned to depends on the address.

  • Elementary (K to 5): A. Russell Knight Elementary School is at 140 Old Carriage Road, on one of Barclay's streets. Confirm the assigned school for a specific home with the district.
  • Middle (6 to 8): assigned by address under the district's boundary guidelines.
  • High school (9 to 12): Cherry Hill High School East or Cherry Hill High School West, depending on the street. Incoming 9th graders can also apply for open enrollment, with the application window running from early February to early March.

School assignments can change, so always confirm with Cherry Hill Public Schools for a specific address.

My Tips for Buying or Selling in Barclay Farms

If you're buying, be ready to compete. More than two out of three homes sold above asking, and 20 sold for 5% or more over, so don't judge a home by its list price alone. Get pre-approved before you start touring, and have your agent set up instant alerts for new Barclay listings. Most homes sold within two weeks. Sellers helped with closing costs on 11 of the 51 sales, usually around $7,500, so it's worth talking through your options. With homes this age, a thorough home inspection is a must, and check the tax bill on any home you're considering. I explain how it works in my Cherry Hill property tax guide.

If you're selling, Barclay Farms buyers are active, but pricing is the biggest thing you control. The homes that sold fastest were priced to the market from day one, while several current listings have sat for two or three months. Spring has been the strongest season, so timing matters. Simple updates and good presentation help too. I can also connect you with trusted handymen and junk removal crews to help get your home ready.
