"When is the best time to sell my house?" comes up in almost every listing conversation I have. Spring gets all the attention, but the right answer depends on your home, your price, and your plans. Here is how I think about it for South Jersey sellers.
Why spring is popular
Many sellers list in spring. Gardens are in bloom, the weather helps showings, and families like to move before the new school year. That means more buyers are searching, but it also means more homes competing with yours.
Summer
Buyers who want to settle in before school starts are still active early in the summer. Vacations can slow things down later in the season, so pricing and photos matter even more.
Fall
Fall buyers are often serious. People shopping in the fall frequently have a reason to move, such as a job change, a lease ending, or a deadline from their lender. With fewer homes on the market, a well-priced home can stand out.
Winter
Fewer homes are for sale in winter and fewer buyers are looking, but the ones who are looking tend to be motivated. Good lighting, a warm, clean house, and a fair price go a long way.
The real answer: the best time is when you are ready
A well-priced, well-presented home can sell in any season. Instead of waiting for a perfect month, focus on the things you control:
- Price. Start with a free home value report so you know where you stand.
- Condition. Handle small repairs and declutter before photos.
- Paperwork. Find out what your town requires. See my guide to the Certificate of Occupancy in South Jersey.
- Your timeline. Most sales take a few months from prep to closing. See the step-by-step timeline.
Questions to ask yourself
- When do I need to be moved?
- Am I buying another home, and when do I need to close on it?
- What will it cost me to sell? Read my guide to the cost of selling a house in South Jersey.
