Before they list, almost every seller asks me the same thing: "What should I fix, and what should I leave alone?" You do not need to renovate your house. The goal is to remove the things that scare buyers and make the home look cared for. Here is how I think about it.

Start with what buyers notice first

  • Clean and declutter. Clear counters, closets, and the garage. It costs almost nothing and makes rooms feel bigger.
  • Fresh neutral paint. Worn or bold colors are quick to fix and photograph better.
  • Curb appeal. Trim bushes, edge the lawn, add mulch, clean the front door, and replace worn house numbers or a tired mailbox.
  • Lighting. Replace burned out bulbs and make sure every room is bright.

Small repairs that matter

Dripping faucets, running toilets, sticky doors, loose railings, cracked outlet covers, and torn screens are small, but buyers and inspectors notice them. A pile of little problems makes buyers wonder what else has been neglected.

Safety and town requirements

Working smoke alarms and carbon monoxide detectors are required by many towns for resale. Peeling exterior paint, broken steps, and cracked walkways can also come up. Read my guide to the Certificate of Occupancy in South Jersey so you know what your town checks.

Big projects: usually skip them

Full kitchen or bathroom remodels rarely pay back what they cost right before a sale, and buyers often want to choose their own finishes. Before you take on a big project, ask me what buyers in your neighborhood are actually paying for. If a major system, like the roof, HVAC, or water heater, is failing, we should talk about whether to repair it or price the home accordingly.
