Buyers in Camden County keep asking the same five questions: is it a good time to buy, what does a home cost in each town, what are Cherry Hill and Voorhees really like, how long is the commute to Philadelphia, and what will the monthly payment be. Here are straight answers with current numbers.

1. Is it a good time to buy or sell in Camden County?

The market is moving: the typical Camden County home is worth about $359,108, up 4.3% in a year, and homes go to pending in a median of 15 days (Zillow, August 31, 2026).

Camden County Latest figure
Typical home value $359,108 (+4.3% in a year)
Median sale price $364,500 (July 31, 2026)
Median list price $374,967
Median days to pending 15
Homes for sale 1,334

For buyers, a 15-day pace means good homes don't sit, so get pre-approved before you start touring. For sellers, homes are selling close to their asking prices, so pricing it right from day one pays off.

2. What does a home cost in each town?

Prices vary widely across the county, from the city of Camden up to the best Cherry Hill neighborhoods.

Area Figure Note
Camden County overall $359,108 Zillow typical home value
Cherry Hill neighborhoods $420,114 to $637,765 Typical values, from Erlton-Ellisburg at the low end to Springdale at the high end (Zillow)
Voorhees $481,000 Median sale price, up 13.2% from last year, 45 days on market (Redfin)
City of Camden $168,000 Median home price, June 2026 (Houzeo)

These are averages, not a promise for any one street. If you want numbers for Haddonfield, Collingswood or Haddon Heights, or for a specific neighborhood, I can pull them for you.

3. Cherry Hill and Voorhees: a closer look

Cherry Hill. Cherry Hill is the county's big suburb, with many distinct neighborhoods and a wide spread in prices. See my Cherry Hill neighborhoods guide and my honest guide to living in Cherry Hill. The township is split into East and West school zones, and buyers often compare the two, so read Cherry Hill East vs. West and ask which zone a home is in before you fall for it.

Voorhees. Voorhees has seen prices climb over the past year, with a median sale price around $481,000 and homes taking about 45 days to sell.

Haddonfield. Just nearby, Haddonfield is known for its tree-lined streets, parks like Crows Woods and Hopkins Pond, and a walkable downtown.

Every neighborhood has its own feel, so I like to drive them with you before you decide.

4. How is the commute to Philadelphia?

Short. Camden County is a big reason people choose it: from Cherry Hill, the PATCO train from the Woodcrest or Ashland stations gets you to Center City in roughly 20 to 25 minutes, and driving takes about 15 to 25 minutes depending on traffic, over the Ben Franklin or Walt Whitman Bridge.

If you commute, check how close a home is to a PATCO station or a major road, and factor in bridge tolls.

5. What will it really cost each month?

The purchase price is only part of it. New Jersey has the highest property taxes in the country, and in Cherry Hill one local relocation guide estimates an effective rate of roughly 2.1% to 2.5% of a home's value. Your actual bill depends on the house and the town, so always ask for the real tax bill. For more, read my guides to Camden County property taxes and Cherry Hill property taxes.

Build your budget from the full monthly payment:

  • Mortgage principal and interest
  • Property taxes
  • Homeowners insurance
  • HOA dues, if any
  • Closing costs

Run the numbers with a lender before you start touring. I send my buyers to Alicia Lorenz, my longtime mortgage partner, for pre-approval.
