Most people know me as a South Jersey agent, and that is where I do most of my work. But here is something many of my clients don't realize: I'm also licensed in Pennsylvania. So if you're selling a home in Philadelphia or Bucks County, I can help you right there, with the same 23 years of experience and the same attention you'd get from me in Cherry Hill or Moorestown.
Why a South Jersey Agent for a Pennsylvania Home?
The Delaware River is not much of a dividing line for the people I work with. Families live in one state and work in the other. Parents move to be near the grandkids. Folks sell in Pennsylvania and buy in New Jersey, or the other way around. Having one agent who is licensed on both sides of the river makes that a lot simpler, because you only have to explain your plans once and I can help you line up both sales and purchases.
More than 130 clients have left me five-star reviews on Google, and most of my business comes from people I've helped before and the friends they send my way. I'd love the chance to earn that same trust with you in Pennsylvania.
Where I Can Help You Sell in Pennsylvania
Philadelphia
Whether you own a rowhome, a twin or a single in the city or the Northeast, I can help you price it from real, recent sales near you and get it in front of serious buyers. Philadelphia has its own transfer tax rules, which I'll walk you through up front so there are no surprises at closing.
Bensalem
Bensalem is the southernmost township in Bucks County and it borders Northeast Philadelphia. Buyers like the easy commute: Interstate 95 and the Pennsylvania Turnpike both run through town, and two SEPTA Regional Rail lines serve it. If you own a home in Bensalem, I can show you what similar homes have actually sold for lately.
Langhorne
Langhorne Borough is a small, historic Bucks County community with a National Register historic district and its own old-town charm. One thing to know: a lot of homes with a Langhorne mailing address are actually in neighboring Middletown Township, which can matter for taxes and schools. I'll make sure your home is described and priced for exactly where it sits.
Newtown
Newtown Borough was founded by William Penn in 1684, and its historic State Street is a big part of the town's appeal. Newtown Township, a separate municipality, surrounds the borough, and both are in the Council Rock School District. Buyers pay close attention to location here, so knowing the difference helps your listing stand out.
What's Different About Selling in Pennsylvania
The seller disclosure. Pennsylvania requires most sellers of one-to-four unit homes to complete the state's property disclosure statement and give the buyer a signed, dated copy before the buyer signs the agreement of sale. I'll help you fill it out accurately and completely, because honest disclosure protects you.
Transfer taxes. Pennsylvania charges a state realty transfer tax, and most municipalities add a local one. The City of Philadelphia raised its rate in July 2025, bringing the combined state and city rate to 4.578%. Rates and who pays what can vary, so before you list I'll go over your numbers with you.
Selling and buying at the same time. If your next home is in South Jersey, I can coordinate both sides so you're not stuck paying for two homes. If you're curious about costs on the New Jersey side, I broke them down in What Does It Cost to Sell a House in South Jersey?
