What do condos in Sweetwater sell for?

This is the question I get asked the most, so here's the actual data. These are the five Sweetwater condos that closed over the last 12 months, according to Bright MLS.

What the numbers tell us

  • Homes are selling at or near asking price. Four of the five closed at or above list price. One 2-bedroom (701 Sweetwater) closed $10,000 over asking, and the only one under list (806 Sweetwater) still closed at 97.52% of list.
  • They sell fast. The median was 7 days on the market, and four of the five were under contract in 8 days or fewer.
  • Price per square foot averaged about $223. It ranged from $200.28 to $235.85, with the larger 1,423 sq ft unit at the lower end of that range.
  • The 1-bedroom is the entry point. At $265,000, it was the lowest priced sale, and it also took the longest at 23 days with a $1,500 seller concession.

For a 2-bedroom, 2-bath unit, recent closings ran from $282,700 to $310,000. Condition, floor level, updates and location within the community all play a part in where a particular home lands in that range.

How have prices changed?

Prices here have climbed a lot in just a few years. Public records show a 1,423 square foot, 2-bedroom unit at 505 Sweetwater Drive sold for $180,000 in 2021. In August 2026, a 2-bedroom of that same 1,423 square feet (1005 Sweetwater Drive) closed at $285,000. These are different homes with different updates, so it's not an apples-to-apples comparison, but it shows how far the market has moved.

What are the condo fees at Sweetwater?

Recent listings show a monthly association fee of roughly $300 to $325, up from the high $200s a few years ago. Based on the listings, the fee covers the things you'd rather not do yourself:

  • Common area maintenance
  • Exterior building maintenance
  • Lawn care
  • Snow removal
  • Trash

Fees differ from unit to unit, and what's included can change, so always ask for the current fee and the association's resale documents before you get serious about a home. Property taxes vary by unit too. On past listings I've seen them run roughly $3,400 to $4,000 a year, but check the number on the specific home you're looking at.

What's it like to live at Sweetwater?

Sweetwater is a quiet, well-kept neighborhood with a friendly, neighborly feel. The community amenities include:

  • A community center (clubhouse) with a meeting room for gatherings, cards and activities
  • Two gazebos
  • Walking paths through the grounds

Several listings also mention Saturday morning coffee and donuts at the clubhouse and summer get-togethers by the gazebo. Activities change over time, so if the social side matters to you, ask the association what's on the calendar right now.

Where is Sweetwater, and what's nearby?

Sweetwater is right off Route 130 in Cinnaminson, so groceries, shopping and restaurants are close by. You're also near the Cinnaminson River LINE stop, and the Tacony-Palmyra Bridge puts you across the river to Philadelphia when you want a day or night in the city. If you're coming from New Albany Road, you turn onto Route 130 and then onto Sweetwater Drive.

  • No basements or garages. Parking is in the community lots, and storage is limited, so think about where your things will go.
  • Updates matter. The community was built in 1989, so the age of the HVAC, windows, water heater and flooring can make a big difference in value. The renovated units tend to sell at the top of the price range.
  • First floor or second floor? Some buyers want no stairs, and others prefer the privacy and light of an upper unit. Both have fans.

  1. What are the association's age rules, and how do they apply to a spouse, partner or long-term guest under 55?
  2. What's the current monthly fee, what does it include, and has a fee increase or special assessment been discussed?
  3. What does the reserve fund look like, and are any big projects planned (roofs, siding, paving)?
  4. What are the rules on pets, renting the unit out, and making changes to the home?
  5. How old are the HVAC, hot water heater, windows and roof on this particular building?
