Burlington County has one of the biggest selections of 55+ communities in South Jersey, from condos and carriage homes to patio homes and single-level ranches. After 23 years of helping people buy and sell in this area, I get asked all the time, "Which one is the right one?" The honest answer is that it depends on your budget, the style of home you want and how much you want going on right outside your door.
Here's a plain-English tour of the main 55+ areas in Burlington County, starting close to home for me in Cinnaminson.
Cinnaminson: Sweetwater
Sweetwater is a 55+ condo community off Route 130 with mostly 2-bedroom, 2-bath one-floor homes built around 1989, a community center, two gazebos and walking paths. It's one of the more affordable ways to get into a 55+ community in this part of the county. The five most recent sales closed between $265,000 and $310,000, and the median time on the market was just 7 days.

Mount Laurel: Holiday Village East and The Renaissance Club
Mount Laurel is the heart of the 55+ market in Burlington County, and it's right where I work every day.
- Holiday Village East is a large community with a mix of condos, patio homes and carriage-style homes. It has been around for decades, so you'll find everything from original condition to fully renovated homes. - The Renaissance Club is known mainly for attached homes and condos, which tend to appeal to buyers who want a lower-maintenance option.

Medford: Wyngate, Heritage and Wildflowers
If you're looking for newer construction, take a look at Medford. Wyngate at Medford, Heritage at Medford and Wildflowers at Medford are 55+ communities built in roughly the last 10 to 15 years, so the homes are a lot newer than the older condo communities in the county. Newer homes usually come with a higher price tag, but you may spend less on updates and repairs.
Southampton: Leisuretowne

Eastampton: Venue at Smithville Greene
Venue at Smithville Greene in Eastampton is a more recent 55+ community, popular with buyers who want a newer home in a more suburban setting.
How do you choose a 55+ community?
- Start with your budget, including the monthly fee. Condo and association fees vary a lot between communities and change over time. Always compare the total monthly cost, not just the price of the home.
- Decide on the home style. Condo flat, carriage home, patio home or single-family ranch each come with different maintenance and storage trade-offs.
- Think about age and updates. An older home that's been renovated can be a great value. An older home that hasn't been touched may need money put into it.
- Visit more than once. Go on a weekday and a weekend. Walk the grounds and see how the community feels.
- Read the rules. Age requirements, pets, renting and changes to the home are set by each association, so get the documents before you commit.
