Village Greenes is one of the larger 55+ neighborhoods in Marlton, with about 325 single-family homes tucked off Route 70 and Elmwood Road. I'm Jerry Mac with Keller Williams Realty. After 23 years of helping people buy and sell in Marlton and the surrounding towns, I can tell you buyers like Village Greenes for its mix of ranch-style living, a community clubhouse and quick access to shopping. Here is a closer look, including what homes here have actually sold for in the past year.

Amenities

Listings describe a clubhouse (some mention a renovation), an exercise room, an outdoor pool and tennis courts, along with a calendar of social events. Ask the association for the current amenities and hours when you tour.

The homes

Most homes are detached ranch-style or two-story plans on streets named for flowers, such as Hibiscus Drive, Impatiens Court and Jonquil Place. Recent sales ranged from two-bedroom homes of about 1,400 to 2,200 square feet up to a four-bedroom plan of around 2,900 square feet. Some include bonus rooms or lofts, so look closely at how each floor plan lives.

  • Seller concessions: Two sales reported seller help with closing costs, at $5,000 and about $9,000.
  • On the market now: Three homes were active, listed between $489,000 and $525,000, and two were pending at $515,000 and $525,000.

With only 11 sales in a year, a single sale can move these numbers, so treat them as a snapshot, not an appraisal. Condition, lot, updates and floor plan all matter. If you would like a price opinion on a specific home, call me.

  • What the association fee covers, such as lawn care, snow removal or trash.
  • Whether any special assessments or major projects are planned.
