If you grew up in the Kingston section of Cherry Hill, you probably have a swim club story. Maybe it was a summer job, a swim meet, or your first time off the high dive. Now the old Kingston Swim Club property on Deland Avenue has a new chapter, and it is one that matters to anyone who lives in, or wants to live in, Kingston Estates.

I'm Jerry Mac with Keller Williams Realty. I've sold homes in Cherry Hill for 23 years, so I want to give you the story and what I think it means for the neighborhood.

What Happened to the Kingston Swim Club?

The Kingston Swim Club opened in the 1950s and is often described as the first swim club in Cherry Hill. The builder of Kingston Estates donated nearly four acres for it, and it helped sell new homes to young families. The club stayed a neighborhood gathering place for more than 60 years.

In 2020 the club closed after it could not keep up with a loan on its clubhouse. Rather than see the land sold for development, Cherry Hill Township bought it for about $441,000 using its Open Space Trust Fund. Cherry Hill's mayor has called it a special property in one of the township's largest neighborhoods.

Kingston Park Is Now Open

The township has now opened Kingston Park on the 3.71-acre site, a project reported at about $5 million. The mayor called it a flagship park for Cherry Hill. Here is what has been reported so far:

  • Location: Deland Avenue in Cherry Hill, right in the middle of Kingston.
  • Playground: new, colorful play equipment, with the goal of making the park welcoming to the whole community.
  • Basketball court and other amenities for all ages.
  • Year-round use: unlike a pool that closes after Labor Day, the park is open all year.
  • Planned features: the township's plans also called for walking paths, fitness equipment, passive recreation areas and a covered pavilion.

The township worked with the Greater Kingston Civic Association on the design, and the neighborhood's input shaped the final plan. You can read the full opening-day report from 70and73.com, and the township lists its parks on the Cherry Hill Township website.

Why Kingston Estates Buyers and Sellers Should Care

The new park sits next to the existing Kingston recreation area on Deland Avenue, which already has the Gene Hart Hockey Court, a playground and the ballfield used by CHYAA. Put together, that is a lot of green space and activity within walking distance of many Kingston homes.

I can't promise what any park will do for home values, and I would not try to. What I can tell you is what I see as a Realtor:

  • Parks and open space are a real selling point for families, and for anyone who wants a place to walk or meet neighbors.
  • Kingston was already in demand. Over the past year, 43 homes sold in Kingston Estates for a median of about $462,000, and the typical home went under contract in about two weeks. You can see the numbers in my Kingston Estates neighborhood guide.
  • Kingston Elementary is right in the neighborhood, so a new park fits the family-friendly feel Kingston has had since the 1950s.
