Centennial Mill is one of the best-known 55+ communities in Voorhees. It is a gated neighborhood built by Del Webb, with a big clubhouse, indoor and outdoor pools and a full calendar of activities. I'm Jerry Mac with Keller Williams Realty, and in 23 years of helping people buy and sell in Voorhees, Cherry Hill, Marlton and Mount Laurel, I have seen how much buyers value a community like this when they are ready to downsize. Here is what to know before you buy, including what homes here have actually sold for in the past year.

The clubhouse and amenities

The clubhouse is the heart of the community. Community profiles describe about 16,000 square feet split between a community center and a sports center. The community center has arts and crafts rooms, card and billiard rooms, a computer room and a large hall for parties. The sports center has a fitness center, exercise and dance rooms, a sauna, a hot tub and a massage room. Outside you will find an outdoor pool, tennis courts, bocce courts, a putting green and walking paths, and there is an indoor pool as well. A full-time activities coordinator plans clubs, trips and events. Amenities and programs change, so ask the association for the current list when you tour.

The homes

Centennial Mill has both detached single-family homes and townhomes. Most have rear-entry two-car garages reached from alleys, which gives the front streets a walkable feel. Profiles list one to four bedrooms and roughly 1,600 to 3,000 square feet, with the primary bedroom suite on the first floor in the floor plans. Several home models carry names such as Danbury and Regal, so it helps to know which one you are looking at when you compare prices.

With only 19 sales in a year, a single sale can move these numbers, so treat them as a snapshot, not an appraisal. Condition, floor plan, lot and updates all matter. If you would like a price opinion on a specific home, call me.

What the fee covers and what to ask before you buy

  • Ask exactly what the association fee includes, such as lawn care, snow removal and trash, and what it does not.
  • Ask about any special assessments and the association's reserve for big projects.
  • Ask for the current resale documents and the rules for pets, guests and rentals.
  • Check the property tax bill on the specific home. Voorhees taxes are part of the total monthly cost.
