Pricing is the single biggest decision you will make when you sell. Price too high and your home sits. Price too low and you leave money behind. Here is how I help South Jersey sellers find the right number.
What is my house worth?
Your home's value is what a buyer will actually pay for it today, based on what similar homes nearby have recently sold for. It is not what you paid, what you owe, what you need to net, or what a website estimate says.
Why online estimates are not enough
Automated estimates cannot see your updates, your lot, your condition, or what is happening on your street right now. They are a starting point at best. A local agent who knows your neighborhood can tell the difference between two homes that look the same on paper.
How I price a home
- Recent sales. I look at homes similar to yours that have sold nearby, usually in the past few months, using the MLS.
- Active competition. I look at what is for sale now, since those are the homes buyers will compare yours to.
- Condition and features. Updates, layout, lot, and location all adjust the number up or down.
- Your goals. If you need to sell fast, we price differently than if you can wait for the right buyer.
What happens if I price too high?
Homes that start overpriced tend to get fewer showings, then sit, and sellers often end up cutting the price anyway. Buyers also wonder why a home has been on the market so long. It is usually better to price correctly from day one.
What if I price too low?
You may attract multiple offers quickly, but you can also leave money on the table. That is why I base the number on real comparable sales, not guesses.
What affects value the most?
- Location and school district
- Square footage, layout, and bedroom and bathroom count
- Condition and age of major systems like the roof, HVAC, and water heater
- Updated kitchens and baths
- Curb appeal and how the home shows
- Local market conditions at the moment you list
