Buyers in Burlington County keep asking the same five questions: is it a good time to buy, what does a home cost in each town, where are the best schools, what will the monthly payment really be, and what about 55+ communities. Here are straight answers with current numbers.
1. Is it a good time to buy or sell?
It is a balanced, still-active market: the typical Burlington County home is worth about $428,603, up 2.3% over the past year, and homes go to pending in around 15 days (Zillow, data through June 30, 2026).
| Burlington County | Latest figure |
|---|---|
| Typical home value | $428,603 (+2.3% in a year) |
| Median sale price | $381,667 |
| Median list price | $411,300 |
| Median days to pending | 15 |
| Sales over list price | 47.6% |
| Sales under list price | 35.0% |
| Homes for sale | 1,465 |
What that means for buyers: nearly half of homes still sell over asking, so a well-priced home in a good location can draw competition. What it means for sellers: pricing it right matters, because about a third of sales close under list.
2. What does a home cost in each town?
It depends a lot on the town. Moorestown sits at the top of the county, while Mount Laurel and Cinnaminson give you more house for the money.
| Town | Typical price | Note |
|---|---|---|
| Moorestown | about $765,000 average | Median list price on single-family homes was $937,500 in July 2026; luxury homes run $1 million to $3 million+ |
| Cinnaminson | mid-$400s | Water access and scenic views without shore-town prices |
| Mount Laurel | mid-$300s to $400s | Everything from starter townhomes to executive estates |
| Burlington County overall | $428,603 | Zillow typical home value |
These are averages and listing-site figures, not a promise for any one street. If you want the numbers for Marlton, Maple Shade, Voorhees or a specific neighborhood, I can pull them for you.
3. Which towns have the best schools?
Moorestown is the name that comes up first (see my Moorestown schools guide). Niche gave it an A-plus for public schools and for families, and ranked it first in Burlington County. Ask a longtime Moorestown resident why they moved there and many answer "the schools."
Medford and Evesham are also strong choices. Medford's schools show up near the top of county school rankings, and Medford is known for its parks and outdoor recreation. Evesham, which includes Marlton, is the county's largest town at nearly 50,000 residents.
School rankings are a starting point, not the whole story. I'd visit the schools, walk the neighborhood and compare the tax bill before deciding.
4. What will it really cost each month?
The purchase price is only part of it. New Jersey has the highest property taxes in the country, and the state doesn't collect them: every dollar goes to your local town and school district.
Because New Jersey funds most local schools through property taxes, a town with top schools often carries a higher tax bill. That is why comparing towns by price alone can mislead you.
Build your budget from the full monthly payment:
- Mortgage principal and interest
- Property taxes
- Homeowners insurance (and flood insurance if the home is in a flood zone)
- HOA dues, if any
- Closing costs, which averaged about $5,410 for New Jersey buyers in 2025
Before you fall in love with a house, ask for the actual tax bill and run the numbers with a lender. If you're new to buying, start with my first-time buyer guide and check how mortgage rates change your payment. I send my buyers to Alicia Lorenz, my longtime mortgage partner, for pre-approval.
5. What about 55+ communities?
Burlington County is one of the state's busiest markets for active adult living. As of July 1, 2026 there were 141 55+ homes listed, with a median list price of $360,000 and about 53 days on market on average.
Communities range from long-established resale-only developments like Leisuretowne in Southampton and Renaissance Club in Mount Laurel to newer construction such as the Congressional in Moorestown.
For a full breakdown, read my 55+ communities in Burlington County guide or the Holiday Village comparison. Things to compare: HOA fees, clubhouse and amenities, whether you want resale or new construction, and the age-restriction rules.
A closer look at four Burlington County towns
Cinnaminson. Cinnaminson gives you water access and scenic views without shore-town prices, with typical homes in the mid-$400s. It blends quiet residential neighborhoods with business districts, and the school district draws families.
Mount Laurel. Mount Laurel is a corporate hub, with homes ranging from starter townhomes to executive estates and some priced above $1 million. Typical prices run from the mid-$300s to the $400s, so you are close to major employers without paying Moorestown prices. It is also one of the two biggest towns in the county, at almost 50,000 people, and it has plenty of 55+ communities.
Marlton (Evesham). Marlton is part of Evesham Township, the largest town in Burlington County at about 47,600 residents. It offers suburban convenience with natural beauty and about 1,670 people per square mile, so it feels like a real community without being crowded. Evesham has its own school district and plenty of new listings.
Medford. Medford is a mid-sized township of about 24,600 people and a favorite for anyone who loves the outdoors, with strong parks and recreation. Medford Township schools rank near the top in the county, and the nearby borough of Medford Lakes has its own highly rated school.
